Connecticut: modest home values, heavy owner costs
Utilities set Connecticut apart. Its utilities parity is 46.5% above the national level and ranks 47th of 51, a premium larger than the rent premium of 17.05%. Goods, by contrast, rank 32nd and cost slightly less than the U.S. average. A household comparing a Connecticut address with one elsewhere should get the actual electricity and heating terms before trusting a broad index.
Homes are cheaper than next door, but owning them is not cheap. The median home value of $366,900 is the lowest among Connecticut's three neighbours: Massachusetts is at $562,100, New York at $423,800 and Rhode Island at $404,200. Yet the median owner paid $6,643 a year in real estate taxes, third-highest in the country, and owners without a mortgage report median monthly costs of $1,071, rank 2. Connecticut's state government levies no property tax in the Census survey; that bill goes to towns.
Residents are well paid in real terms. Real per capita personal income is $74,254, rank 3, and the median household income of $95,781 ranks ninth. State collections reached $6,711 per resident in fiscal 2025 (rank 7), with individual income tax supplying 45.3%, or $3,042 per person. The state's income tax runs from 2% to 6.99% across seven brackets, and its 6.35% sales tax has no local add-on.
The relative price level has swung more than most: 105.119 in 2020, down to 102.886 in 2021, up to 106.362 in 2022, and 103.610 in 2024. Florida (103.414) is the nearest match nationally.

Before you budget a move
Connecticut deserves a delivery-address check when sales tax is part of the comparison. Its general sales-tax rate is 6.35% with no local sales tax, but exemptions and special rates still matter. A statewide housing or income median cannot resolve whether a particular purchase is taxable.
A Connecticut job with a New York commute also requires a prepared resident and nonresident tax analysis. Record work location, residence and employer withholding separately. For the housing budget, compare the actual municipality, lease utilities and annual property assessment before treating statewide differences as spendable savings.
